Charlotte NC Real Estate Still Appreciating, and Undervalued!
A Mea-Culpa, Some new Charlotte Business facts, a new video introduction to Charlotte and other Friday Ramblings by this Charlotte real estate agent.
So when you get it wrong, you get it wrong–earlier this week I reported Charlotte was #2 in appreciation, when in fact, by a couple 100th’s of a %, Charlotte was the fastest appreciating major city in the nation in the latest Standard & Poors-Case-Schiller housing report of the top 20 real estate markets in the US, leading Seattle, Portland, Dallas and Atlanta. Of course the headline was 15 of 20 markets were in price decline- and I hear it from Realtors around the country too.
Thursday night Federal Reserve Chairman Ben Bernanke spoke to the very well attended Charlotte Chamber and announced “flexibility”on his thoughts about future interest rate cuts. In his honor, I wanted to start our Charlotte Business category.
Charlotte NC Business Facts
Did you know that Charlotte is:
the 20th largest city in the nation
2nd largest financial center in the US, 4th largest in the world
8 Fortune 500 companies are located here
largest consolidated rail center in the US
10th largest airport in the US, 11th largest measured by daily flights
Charlotte Mecklenburg School System, 19th largest in the US. 5 high schools ranked in Newsweek’s top 200 high schools in 2006. Charlotte also ranks #1 or #2 at the 4th and 8th grades in the latest annual NAEP reports of lower socieoeconomic status
322 of the Fortune 500 businesses have operations here
The two reasons businesses cite for moving to Charlotte? First, is our highly educated workforce. 2nd, the quality of life for their employees.

Southpark, Charlotte NC|A South Charlotte Real Estate Market Report|Homes Available and Prices Sold

Charlotte NC’s Southpark, the heart of South Charlotte
Southpark, just south of Myers Park, is the center of South Charlotte
and has long been considered Charlotte’s second downtown. It is now the 4th largest business district in the state, and home to the city’s best shopping, and some of the most magnificent homes in Charlotte. You will see from the Sold report below, this market is doing quite well!
Here is the Southpark Homes-for-Sale Market Report
There are, on the market today:
14 homes under $300,000
77 homes under $500,000, but more than $300,000
39 homes under $750,000, but more than $500,000
37 homes under $1,000,000, but more than $750,000
31 homes under $2,000,000, but more than $1,000,00
23 homes over $2,000,000– the highest? A $5.999M home, 11,279 sf on 4.7 acres
Now for sales information, SOLDS, based on the Sold Average Cost per Square Foot, 3month’s ending 10/30/07
Year Average Cost per SF SOLDS
2007 $197/sf
2006 $171/sf
2005 $158/sf
That yields a 3 year 25% appreciation rate. Very strong, and 2007 is running 16% ahead of 2006. Wow.

Charlotte NC|Only Objectively Affordable City on List says Radar Logic|Fastest Appreciating City in the US, says Standard and Poors

Charlotte NC- Undervalued, Affordable and Appreciating Still! And South Charlotte is leading the way
“The only objectively affordable city on the list is Charlotte, N.C,
whose price per square foot is third cheapest in the country,” according to Radar Logic, a New York-based real estate research firm, as cited by Forbes. In these “undervalued” cities, “the real estate boom was driven by sustainable factors like job growth and economic expansion,” Forbes says, so says The SeattlePI.com quoting Forbes and Radar Logic-.
Charlotte Top of Five Appreciating Markets of Top Twenty US Housing Markets
Each month S&P/Case-Shiller® Home Price Indices ranks the top twenty US housing markets– it gave them a base line index of home prices in the year 2000, then has ranked them monthly since. Charlotte ranked 2nd in growth in home prices over a year ago. The news on the whole was Not Good for the housing market, with 17 of the top 20 markets in decline, price depreciation from a year ago. Here then are some of the winners and the losers, comparing August ‘06 to August ‘07: Charlotte home prices up 5.6%, Seattle home prices up 5.6%,Portland home prices up 2.8% – Atlanta and Dallas had increases of less than 1%
The losers, over 5% drop in value: Las Vegas, Detroit, Miami, Tampa, Washington DC, San Diego, and Phoenix leaving another 10 markets having lost in value less than 5% from last year. Trust me, this has lenders worried (terrified?) across the nation.
Interestingly, Charlotte’s 5.6% is higher than our 7 year average, of about 4.6% annual appreciation. I feel this latest research confirms the long line of folks who recognize Charlotte for its outstanding real estate fundamentals, what led Radar Logic to conclude that Charlotte was the 3rd most undervalued city in America., and what makes Charlotte an island in the storm for those wishing to invest in United States real estate, residential, commercial or land.
I said South Charlotte is leading the way, indeed it is on the residential front. A full South Charlotte Market Report is under way and will be posted soon. Stay tuned.
Commercially, its hapenning Uptown, and in Ballantyne and South Park, and along the South Blvd light rails line, and… you get the picture, the city is full of cranes!

A Post Thanksgiving Greeting from Isla Del Sol, St Petersburg, Florida

Charlotte NC to St Petersburg, Florida|Great sun, great water, and a large family gathering at a pair of condominiums at Isla De Sol in St Petersburg, Florida…
(one of the things we love about Charlotte is that you can be in central Florida or Washington DC in a days drive, or 75 minute flight)
made for a great Thanksgiving for the McDonald- Richards clan… an engagement announced, a turkey eaten, a hot tub enjoyed, shrimp and margaritas, and a great 4 days off the real estate and blogging trail…
About 30 minutes south of Clearwater, Isla Del Sol is an island on the Pinella Bay Expressway, on the way to DeSoto Park (best beach in the world 2006) and St Petersburg Beach. This island community has low rise – 2 story, and mid-rise elevator buildings. Surrounded by a golf course, this is Florida easy-living at its best.
The real estate? We saw a very nice 2br, 2 ba condo for $249,000. Who to call? That would have to be none other than Cyndee Haydon, (727) 422–8901 our veteran Clearwater-St Pete Beach broker. After a great afternoon on the beach, we enjoyed the sunset at 5:37 pm…

Demand for Downtown Office Space Is Strong

These are heady times for Charlotte, N.C.’s commercial real-estate market, which is holding strong against the impact of a nationwide crunch in the financial sector. Although the metropolitan area’s banking-centered economy can’t escape the pinch entirely, its crowded downtown office towers make landlords in most other cities envious.
With 2.6% of its downtown office space available to lease, the Queen City’s third-quarter vacancy rate was the country’s lowest, according to a nationwide survey of central business districts by CB Richard Ellis
