Charlotte’s Northern Neighbor Has a Terrific Park in Jetton Park

Last weekend, my husband and I took the kids to Jetton Park, by far my favorite park in the Lake Norman- North Charlotte area. From Interstate 77 it is conveniently located between Huntersville and Cornelius (Exits 25 and 28). When we first moved here in 2006, I ventured to Jetton because I heard it offered a shaded playground – a rare but absolute must in the region during the summer months! Well it’s true there is a shaded playground; but that’s only one of the park’s great amenities that keeps us going back throughout the year and spending hours during each visit. The bike trail is perfect for kids and grownups alike. My five-year-old son completes it with no trouble thanks to the limited hills. The trail winds its way around the park, paralleling Lake Norman. While my son is anxious to finish the bike race in record time, I always make him pause by the lake so I can take in the view. The weekday view is peaceful, with sailboats dotting the shore here and there. The weekend showcases a parade of motorboats with people participating in water sports of all kinds. Catawba Avenue, the main road to Jetton off of Interstate 77 is developed and often crowded. I think that’s what makes the park so fun. You literally feel as if you’re getting away from it all.
My son and daughter also enjoy building sand castles and chasing ducks at the beach.

Charlotte Light Rail Exceeding ALL Expectations- other transportation notes

The Trains are full– the parking decks at the rail stations are full by 9 am- six months into our Light Rail “Experiment”
daily ridership has far surpassed CATS most optimistic predictions, and silenced the vociferous critics, hopefully once and for all. More than 3200 cars off the road each day… can we all say YEA!!!
If you remember, rail opponents had succeeded in a ballot referendum to remove the 1/2 cent sales tax financing the project- but were resoundingly beaten at the polls last November, by more than 2 to 1 in favor of keeping the tax, ipso facto endorsing Light Rail. (they supposed no one would use the trains)
Now with daily ridership exceeding 12,000 riders– the end of year 1 year projection was about 9500– there is an air of confidence coming from the Charlotte Area Transit Authority(CATS).
So which line will be next? The line to UNCC or the line to Mooresville? It will depend on the many politicians who had their fingers in the wind begin smart enough to get behind this win/win community proposition.

The Providence Road widening is getting under way in earnest… it will be 6 lanes to Ardrey Kel and 4 lanes to New Town Rd. This long awaited expansion will be complete in 2010– and will bring relief to many east Union count residents.

Matthews- Weddington Road is being widened between 485 and the intersection at Fulwood. I ‘d avoid this in the rush hour when possible.

Charlotte Real Estate Values Hold Up Well
Did you see yesterday’s Case- Shiller Report? For the 3rd month in a row, Charlotte is the ONLY market of 20 leading markets in the country with Rising prices… before we get too excited lets note that it is less than a 1% increase– but still, the national market price index dropped 14% for the same month. Bad news if you have to sell your home to get here.

My advice is still to lock. If you are closing in the next 15 days, lock. The market is a little bit better today so far on mixed news. The consumer confidence report was bad, but new home sales were much better than expected, up 3.3%! With no more news coming today, traders will primarily be watching oil prices and stocks. Rates are still low, so I would not risk it right now. The odds are definitely against rates dropping in my opinion.

Home Sales Starting to Move at Sun City Carolina Lakes
In the last 30 days, 2 homes closed, but 13 went pending- new contracts. Fence sitters are leaving the fence! There are several re-sale homes worth paying attention to, because they are on fantastic lots. I saw these earlier in the week in advance of a client coming to town.
The first is on Legend Oaks, it backs to the woods, and has a finished walkout basement. Almost 3900 sf, 3 bedrooms, 3 bath (easily a 4th if you needed it) the popular Willow Bend model, with stone front… Asking 422,000, I’d try 390K to get started.
Another is on Grandview, just a few doors down from the $500K models and sits on the golf course, this is also a Willow Bend, but with no basement coming in at about 2100 sf. Easy walk to the amenity center, or sit on your deck and watch the golfers go by. Excellent condition, many custom upgrades, sensibly priced at $375,850 , lets try $365,000.

Charlotte NC Real Estate Update
For the week ending 5/24/08, there were 499 closed sales, and 592 new contracts went pending. This is against over 22,000 homes on the market in the greater Charlotte area covered by the Carolina MLS . (Includes parts of upstate South Carolina) Congrats to these two waterfront sellers (brokers too!) on Lake Wylie, side by side For Sales, have now become side by side Solds.
The greatest momentum is not surprisingly in the under $1M market, accounting for more than 90% of the Closed and New Pending contracts. I don’t report Days on Market, because it is just not meaningful the way it is computed.
For townhomes and condominiums, 67 condos closed this week, and there were 96 new contracts, with 3805 on the market.

The neighborhood of Stonehaven is located just south of Rama, between Monroe and Sardis Rd, just north of McAlpine Park. The neighborhood offers easy access to the uptown area from either Monroe or Sardis- is quite affordable for its proximity to Charlotte, and the largest Jewish Temples in Charlotte on Providence Road ( Temple Beth El and Temple Israel) between Stonehaven and Olde Providence.

National Real Estate Report Demonstrates Charlotte’s Market Strength and Value
Fannie Mae released what many consider the most comprehensive national “sale report” yesterday on the nations housing. While the headline was NOT good, and the nation is faced with a housing depression the likes of which may not have been seen for 50 years, Charlotte and a handful of cities fared well. 2 years into the nation wide housing decline, Charlotte had a 6% increase in prices year over year through March, though it fell off in April to 1.5%. Still positive, and still not bad at all. I remind myself daily how fortunate I am be in Real Estate in Charlotte, NC!

A Quick 3 Hours From Charlotte| A Day Trip to Charleston SC

Great Art in Charleston SC!
A few weeks ago, my wife and I left Charlotte for a day trip, a quest to buy some art for our house. We left late Thursday afternoon, and came back about 8 pm on Friday (only time I could make it before my wife’s graduation party at our house) We were searching for one, possibly two pieces, for the great room in our house. We stopped in at the Art Institute of Charleston, and they helpfully directed us on a walking tour of Charleston’s art galleries.
Charleston has developed a national reputation for art, and it’s Spoleto Festival is internationally known. Painters, sculptors, performance artists and more take over the downtown from Thursday, May 23 through June 8. (The Pink House Gallery on left, built of pink Bermuda stone in the mid 1690’s, is possibly the oldest tavern/brothel in the South)
Starting our quest on Market Street around 10 am, working our way down East Bay, we visited no fewer than 7 or 8 galleries in the 4 block walk to Broad Street.
