The $1M Luxury Home Market in Myers Park-
Sales Down, But Prices UP Though 3 Quarters
If you are looking for a luxury custom home, very near Uptown Charlotte NC, the main hospitals, Southpark, then Myers Park will be on your short list. The photos on the left are of Queens Blvd. West, probably Charlotte’s most beautiful street, certainly its most prestigious address. Myers Park was laid out early in the 20th century, and was Charlotte’s first “suburb” past the commuter village of Dilworth. 80-100 year old trees are the norm here, as are wide and windy streets, over a contoured landscape. Charlotte is in the foothills of the mountains with gentle rolling hills throughout most of the area, and in Myers Park the gentle hills add to the landscape . Myers Park has been being renovated, for the “n” th time, in the last decade. There are quite a few new homes- they are either teardowns or infill- but Myers Park is and has been the most popular address for Charlotte elites for many years. It is clearly the #1 community in Charlotte for over $1M home sales. Last Week, The Sanctuary “won” the first 3 quarters – for New Homes sales for Over $1M Sales in a New Home community in Charlotte, but Myers Park still had 50% more sales over 1M through the first 3 quarters of 2008.
Charlotte Homes For Sale Report- Myers Park
In 2008, through 9/30/08, the Myers Park area had 21 homes sell, down 38% from 2007, for more than $1Million. The median Sold price of $1,714,547 was virtually unchanged from 2007, however the average Cost per Square Foot of the Sold price was UP 3.7% over 2007.
Now that is a steady market! Sales off by nearly 40%, averages Sold Cost Per Square Foot is Up 3.7%! Blue Chip all the way.
So how do the sales work in Myers Park? How are the Days on Market (DOM) affected by the slow market? Let me give you a few examples that I think show the range and tell the story.
A home at 1830 Queens Rd W, 4342 sf, was Listed at $1,395,000 and Sold at $1,350,000 in 43 days in this summer- about $310/sf– a great address, great lot, but in need of upfitting, because the first floor had only 8′ ceilings.
A block or so down the street, 1756 Queens Road W, 6,559 square feet was Listed at $3,095,000 and sold at $2,600,000 or $396/sf in 136 days.
The median Cost per Square foot of all Myers Park area Solds, through 3 quarters is $334.00, reflecting a range based on street location, level of updates and general appeal. Exact range details and other research is available to our clients.
So if you are a luxury custom home buyer, and want space, a retreat like area at or on the lake, you might choose the Sanctuary, where $300/sf buys both land and a great house. If you want a convenient intown address, it is probably Myers Park, or its equally beautiful smaller neighbor Eastover, but top of the line will run closer to $400.sf.

Charlotte NCÂ Â Townhomes fill an important niche market in Charlotte, singles, couples and couples with children often start in a townhouse with the idea of moving up, or a retiree or family close to retirement may regard the the idea as a perfect fit between lifestyle (no maintenance) and having their own place. A few years ago, townhomes were fairly rare in the Queen City, you will see that has changed, particulalary in the under $350,000 price range. Have a look at report results below:

So, inventory is running high in the under 350K category, I think there are great buys in there. Then the relatively small number of townhomes for sale under $500,000, are slow selling but at obviously very good prices. A Visit to Grandfather Mountain- Charlotte's Backyard- A Great Weekend Getaway

Fall Family Fun on Grandfather Mountain- About 2 hours from Charlotte NC
Charlotte, NC     One of my favorite things to do with my family each fall is drive west to the Blue Ridge Parkway and to Grandfather Mountain to see the endless mountains speckled with the vibrant reds, oranges and yellows of a North Carolina autumn.
Charlotte’s proximity to the mountains in west Carolina and some of the best beaches in the country in east Carolina is one of my favorite things about living here.
It’s less than an hour to some great hiking spots and about three hours to Myrtle Beach, S.C. When I lived in New York, Myrtle Beach was a once a year week-long vacation. Living in Charlotte, it’s a weekend trip and if you are really craving some ocean waves, even a day trip for some. And awesome mountain hiking trails are as close as 30 minutes from Charlotte.
But this time of year Grandfather Mountain and the quaint neighboring town of Blowing Rock is a time-honored tradition in my family. It’s only about a two-hour drive from Charlotte and well worth the trip.
Grandfather Mountain towers 5,946 feet above sea level in northwest North Carolina.
It is the only private park in the world designated by the United Nations as an International Biosphere Reserve, according to the park’s Web site. It is well-known by North Carolinians for the Mile High Swinging Bridge, a walking bridge that stretches between peaks at the top of the mountain. The 228-foot suspension bridge overlooks the lake and valley shown above. It considered one of the highlights of a trip to Grandfather Mountain, according to the park’s visitor surveys.
We got a late start Saturday but were able to stop in Blowing Rock, which has small historic downtown filled with cute artsy and folksy shops. It’s a great place to Christmas shop for unique gifts. I would have liked window shopping, but my husband wanted to just hop out stretch our legs and keep going to Grandfather Mountain so the kids could enjoy nature. (I’ll return to Blowing Rock with some of my girlfriends soon enough.)
The drive to Grandfather Mountain takes motorists on some of the coolest sections of the Blue Ridge Parkway. There’s a bridge that winds around the edge of a mountain that the kids could see before we wound our way around to it. They were in awe of the views from there.
“It feels like we’re flying,” one of them said.
Along the Parkway, motorists stop at view points to take in the picturesque views. I’ve heard some say you can see the Charlotte skyscrapers from there on a clear day.
Once at Grandfather Mountain, we stopped first at the animal sanctuary where the kids enjoyed seeing a bald eagle, two black bears and one brown bear, deer and two cougars. Oh, yeah and two cute little otters that were cuddling together near a rock.
Then we drove up this winding road that seemed like it was reaching to heaven to get to the Mile High Swinging Bridge.
On the way down from the Mile High Swinging Bridge, you feel like you are on the edge of the world about to drive off.
My 7-year-old stepson Harrison (seated on the fence in the photo above) said, “This seems even more dangerous than a roller coaster!”
“It probably is,” my husband said.
On the way down, the kids also climbed a huge rock formation called Split Rock.
We didn’t do any hiking Saturday because we had our 7-month-old baby with us and it was a little chilly, but we plan to return in the summer to check out the trails.

NEW Charlotte Homes Over $1Million| The Sanctuary is in First Place in 2008

The Sanctuary on Lake Wylie is Leading the Charlotte area in New home Sale over $1M after 3 Quarters…
Charlotte, NC But its a close race… In a year when many thought the Charlotte “over $1M home sale” was dead, three communities have done quite well. The Sanctuary by Crescent Communities has a small lead over the Club at Longview and both have a bit larger lead over The Point on Lake Norman. This is interesting because of the closeness of the race between the Sanctuary and Longview, and the great contrast between the communities.
The Club at Longview is quite obviously a country club, and quite a spectacular one at that- with the areas only Jack Nicklaus Signature golf course, and a clubhouse and “family play center” that is hard to find anywhere at any price. The Sanctuary takes a different view, and provides space for families to spread out, to grow, and the ultimate in privacy with homes situated on a minimum of 2.5 acres, many are on 3, 5, or even 8 acre estate sites. (There were 2 waterfront sites at 10 acres each!) More on the Sanctuary here
The compiling of these stats were not entirely scientific. I used the MLS, requested information on any unlisted custom homes, an my own personal knowledge of sales in each. I’ll do better for the year ends!
Cost per square foot? These two Charlotte luxury communities are just about tied-
of the 10 properties for sale at the Club at Longview, the average sales price is $2,131,000 and $307 per sf. The Sanctuary? The 4 homes here average $1,880,000 and $295 per sf.

Charlotte NC Grows Jobs, Even in A Recession!

Business Expansions? New Commercial Construction? Private and Public Investments will Keep Charlotte Rolling Along…
Charlotte NCÂ Â Â The last few national recessions Charlotte business didn’t participate… and just from the last few weeks …
1) Indian Motor Cycle is reborn, with its first Bikes being delivered in December.
2) Greenheck adds 102 manufacturing jobs in Kings Mountain
3) UNCC breaks ground on its downtown campus, housing its MBA program, Urban Design Studio and a handful of other programs
4) Florida Developer JDR Communities of Jacksonville, is building a 320 unit gated apartment project in Southwest Charlotte, in the Steel Creeke area. Why Charlotte? Its economy and growing population.
5) Both Novant and CMC have aquired land for expansion and are pondering their Uptown possibilities
6) An auto supplier- thats right auto supplier/light manufacturer Pfaff is expanding their facilities out near the Airport.
7) ESPN has landed the ($2B +) 15 year SEC contract and will manage it out of its Ballantyne offices– once they begin to ramp up in 2009, they will be a major employer in Ballantyne
The airport expansion is also going a full speed.
9) Ikea is coming out of the ground in the University area- a spring opening is planned.

Charlotte Buyer Agency- New Homes, Rebates, Real Estate the Way You Like It…

That’s right, home price are at a low point, interest rates are low, and now we (TerryMcDonaldRealEstate.com) are offering new home rebates on most new Inventory homes.
You’ll feel Like Celebrating!
Why? In the downturn as we approach the end of the year, Charlotte New Home Builders are paying us more, and we are passing on those increases to our Buyers.
Here’s how it works. A typical builder in more normal times paid us a 2.5% Buyer Agent Commission- adequate to be sure. Now almost all builders are paying 3%, many 4% and 5%, and some are paying 3% plus a cash bonus. Since November of 2007, we have rebated the bonus portion, now we are adding that portion above our 2.5%. As Buyer Agents, we represent the interests of the buyer and can not reconcile a larger commission-because times are slow at the subdivision. Let’s look at some examples:
A $300,000 home with a 3% commission, and $2000 bonus. Your Buyer Rebate? 1/2% of $300K, plus 2000 = $3500.
A $400,000 home with a 4% Commission equals a 1.5% Rebate to the Buyer or $6000. A 5% Commission? $10,000 Rebate. The larger the home the bigger the numbers.
Now lets look at some actual new Home Inventory from 2 builders, one regional and one national that is already selling at a discount, often below Replacement Cost- home prices are from $76/sf, and all are under $120/sf, and also pay the Buyer Rebate through TMRE.

The National Cyber Security Alliance, which is coordinating the effort designating October as National Cyber Security Awareness Month, has a list of the “Top 8 Cyber Security Practices.” This list, although not new to many in the StopBadware community, is a great resource for educating users about the key concepts for staying safe online.

Charlotte is #1 in the 20 major US markets according to Case-Shiller…but Averages DO NOT Tell the Whole Story
Charlotte NC This is the most comprehensive report I’ve written on Charlotte appreciation and depreciation. I start with the Charlotte area wide residential SOLDs and compare them to 14 zip codes and 2 general areas mostly to the south of Charlotte and to the North, including more distant locations like the West Lake Norman area and Rock Hill. You will see- averages do not tell the whole story! Not even half…
Like all
statistics, there are lots of “lies” in averages, (you remember the joke, there are “lies, damned lies and Statistics?) so the details by Charlotte area zip code- in our case 13 North Carolina zip codes, one South Carolina zip code, and 2 general areas, prove our point. Within our market area there are clear winners and losers, and a few areas that have come through unscathed. Once again, it proves the that median home price increase and decreases tell you almost nothing, as I compare the MLS reported Median to the actual median cost per square foot sold- a measure that adjusts for changing home sizes. I used 2 general area searches where zip codes didn’t reflect the market I was most interested in. These stats don’t include Condos, a subject for another post.
Because I wasn’t able to do the entire area, there are many areas of Charlotte that are missing- if you are considering a purchase in any of these areas not shown, call me, and I’ll do the research for your specific area. Terry

A Few Conclusions…
Charlotte Home Sales
Charlotte Solds in 2008 are off area-wide 40% of 2006 numbers, 32% off 2007, reflecting the slow down that hit the nation in 2006 didn’t really arrive hear until last year, with only a few Zip exceptions. Fully 1/3 fell over 50%, with one zip code- Dilworth, falling nearly 60% in number of home sales. (Despite this decrease home prices rose in Dilworth for the 3 year period!)
The least drop in home sales came in two zip codes, Rock Hill SC and its North Carolina neighbor 28278 in southwest Charlotte, falling 19 and 24% respectively.
Charlotte Home Prices
They are literally and figuratively all over the map, with the highest 3 year appreciation of over + 17% in a zip code (28226) to a -18% over 3 years in zip code 28278. The average Sold Cost Per Square Foot city-wide was -1.81– see averages DO hide a lot! Also, check out hte differences between the Median Price (the number the MLS reports) and the Sold CPSF, and look at the wide variance. For example Union County, the MLS would report that the Median home prices went up 10% over 3 years- but the actual Sold CPSF went down marginally. Another great one was Dilworth where Median prices are up 44%, Sold CPSF? Just a 2 % rise, why so vast a difference? This reflects the dominance of sellers of smaller pre-renovation homes in 2006, and todays preponderances of sales of larger renovated homes–but the average Sold CPSF only rose 2.05%
Days-On-Market- the least reliable MLS stat still shows that with one or two exception, homes are taking between 50% and 100% longer to sell in 2008 than in 2006. Days On market- click to see why DOM is the least Reliable Stat?

Fall Things to Do in Charlotte NC by Kelli Robinson
I’m always amazed how swiftly summer ends and fall begins. You’ll hear my love of the fall season in the posts I’ll be writing. I hope you’re encouraged to explore all that a Western North Carolina fall has to offer, because there is a lot.
Speaking of amazing, let’s start with the Amazing Maize Maze, located at Historic Rural Hill in Huntersville. Rural Hill itself is a beautiful 265 acre historic farm offering many activities like walking trails, guided tours, historical educational programs, and special events througout the year. While visiting, you easily forget that you are 15 minutes from a major city! Bookmark Rural Hill in your “things to do” favorites list, checking it throughout the year for different activities.
In the meantime, back to “the Maze.” A corn field is planted and grown, from which a seven acre maze is cut. Each year, a different maze is created, so your experience is never the same. Like any maze, the goal is the same but certainly not simple: Start at the entrance and find your way to the exit. There are clues throughout the maze to help you reach the exit. Believe me when I say, this maze is challenging for anyone, but especially for those who lack patience or have no sense of adventure!! The diligent ones complete the maze in 45 minutes. Some may need 90 minutes to reach the exit. Others – like my family – may never reach the end. But no worries – I’m not writing this post from the heart of the maze. If you reach the point you’re ready to throw in the towel, just wave the gigantic “flag of surrender” you’re handed at the beginning, and spotters watching the maze from the lookout bridge will come to bail you out.
Our family outing could have easily turned into a “are we having fun yet?” chaotic meltdown. I’m not sure I recommend the Amazing Maize Maze for very small kids (perhaps ages 6 and above is best). Seeing row after row of corn gets a bit weary. For the little ones, Rural Farms provides a knee-high hay maze that is so easy to complete the kids end up running through it more than once (bonus – immediate nap on the drive home!). But the Amazing Maize Maze is a great family outing with older kids who understand the concepts of clues and teamwork. For this reason, schools, youth groups, and even office staffs use it as a fun team building exercise.
Okay, so my little warriors surrendered to the maze after 30 minutes. We still had a blast. The kids enjoyed the mini-maze, old tractors, and animals. My husband and I enjoyed a family day in the bright sun and crisp fall air. 
What to Know Before You Go:
Hours: Thursdays through Sundays 10 a.m. to 5 p.m. from now until November 2, 2008
Admission: $10 Adults 18 and older; $7.00 Children ages 5-17; Free for kids under age 4
Dress: Wear comfortable clothes and shoes
