The fact-filled 4 minute video highlights Charlotte real estate, Charlotte’s changing Uptown, the growing economy in Charlotte and a variety of Charlotte communities in a fast paced video that takes the viewer from Uptown Bank of America Plaza to a speed boat on Lake Wylie. Even though the video is proprietary, local institutions have used links to it to introduce Charlotte to their out of town guests.

What We Know
Charlotte will remain a top real estate market
because of the sustainability features cited before: a strong local economy combined with high affordability. Our affordability ratios have not changed, our economy has suffered some, but not nearly as bad as the rest of the country, and, forward thinking business leaders are working diligently to keep the recession mild;
Interest rates will be at ALL Time LOWS for the next year
Monetary policy is the easiest for the government to manipulate, and a good way to juice economy (ask Alan Greenspan) as long as it is not overdone.
Charlotte Home prices reflect the strong buyers market
Except for the most popular, or the most undervalued, Charlotte home prices have softened in the 2nd half of 2008, in most areas they are around 2004 pricing.
What we think we can see
The economy will remain in recession for much of 2009
it is what it is- even with a strong intervention, it will take a year before we start adding jobs again. Only a strong effective stimulus will prevent a longer recession/depression
There will be a plan to clean up the bad mortgages, and it will get under way in 2009.
Whats up for housing stimulus is unclear, but it is nearly certain a large part of the remaining $300B TARP money will be used to, in some way, re-write, work-out or modify the huge number of predicted 2009 foreclosures, aimed at keeping families in their homes. Alt- A investors/speculators? Maybe some help, but I wouldn’t count on a lot.
A new President and a new Congress will sign into law a major historic economic stimulus plan in January or February,
One that will put Americans back to work, create a new green economy, hopefully save the auto industry, and begin the effort to stem the cost of health care. Hopefully it will also make buying a home easier and cheaper in an effort to stem the national downward spiral of home prices. This should be good for home buyers and home sellers and us Top Agents in Charlotte!

Panthers Lose A Close One- Will Coaches Learn?

In First Play Off Game of the Season, Players Deliver, Coaches Go Cold in the 2nd Half
Charlotte NC  Along with many of you I watched a good, hard fought December football game, one of the best of the season. Won in overtime by the New York Giants, no team caved, no player just lost it, the officials didn’t decide it, and Giants won it after each offense was stopped once in overtime- a playoff game in all but name.
It was a game the Panthers could have won, arguably should have won as they controlled, no led, the game for 57 minutes out of 60. But momentum shifted much earlier, when with 3 minutes to play in the first half and an 11 point lead, they ran 3 unimaginative plays telling their entire Panther team they were just happy to be here.
The coaching went further south with something like 10 of the first 12 plays runs up the middle for little or no gain. They became one dimensional, and the Giants were determined to stop the run, which they did. Jake threw a few times on 3rd down but he too was ineffective. They never even tried to get outside with their excellent runners.On defense they were no better, with a few exceptions running an unimaginative defense that produced no pressure, allowing Eli Manning enough time in the pocket to make a sandwich, to complete all the important passes including the tying 2 point conversion, with nary a blitzzing linebacker in site.On the tow most important Giant drives, where was the defense?How about a line stunt- something?
How many close late season losses will it take for this staff to understand that if your offense is running on all 8 cylinders, and you have a lead, that it is Not a time to downshift.
The best teams in the league- those playing meaningful games in December and January, those teams stop one dimensional teams routinely.  tm

The Biltmore House Charlotte Day Trip to a Castle in Asheville

Things to do – Great Day Trips From Charlotte
Charlotte NC   My wife and I toured the Biltmore House in Asheville, NC, a week ago Friday, a testament of the great fortunes earned in the 1800s, this home/castle is modeled after the great estates of England and Europe. Built by George Vanderbuilt, grandson of the early 1800 tycoon Cornelius Vanderbuilt, made their money in shipping and reailroads. This house was completed in 1895, built on over 100 acres with a working farm, to make it self sufficient. This home featured early electric appliances and plumbing, and is part of my interest on the tour.
No pictures are allowed inside the Biltmore, so you’ll have to take my word for it- it was well worth the price of admission, fromthe magnificent cantileered stariway to the interior winter garden. Men will appreciated the billiard room, and the secret doorways to the cigar lounge; I strongly recommend taking the audio tour as well- the perfect complement, with a short introduction to the more than 60 rooms on the tour. We toured the winery as well, and enjoyed the day. You may choose to stay on the property at the Biltmore Hotel , or in town, a town created for the staff of Biltmore, or nearby Black Mountain, an artist haven, or Asheville itself. These are thumbnails , click to enlarge.

Charlotte Updates Things To Do Christmas Week Go Panthers

Things To Do In And Around Charlotte This Weekend- December 19-21, and Christmas Week
If your family hasn’t been, a stop by the McAdenville Lights just a few minutes off I-85 is worth the trip.
It’s free, and you can visit through December 26 Monday – Friday until 9:30, Saturday and Sunday evening until 11:00. Mcadenville is a former mill town and the old mill houses are being replaced with the new, most folks enjoy the lights from their car, and it is about a 2.5 mile trip through town. Take exit 22 off I-85 (not the normal McAdenville exit) and follow the signs.
The Mint Museum features an exhibit of Andy Warhol paintings, more than 60, and they are here through January 10th
Most of us will finish the weekend with Sunday Night Football: The Carolina Panthers versus the New York Giants in the Meadowlands, a clash of the NFC leaders, most likely to determine home-field advantage throughout the playoffs. Wish I was in New York City for the weekend…
Tuesday the 23rd, ImaginOn offers, for those of you with young children who need to go somewhere, what its calling “”Goof Off Day”- a free day starting at 11 making crafts, exploring e library, and more. Interest Rates Fell to New Lows Stimulating the Refi Market
as folks scramble to get out of Adjustable Rate Mortgages when they heard that average rates on 30-year fixed-rate mortgages dropped to 5.19 percent, down from the year’s previous low of 5.47 percent, set last week. This is a 30 year low! Mortgage rates began falling after the Fed launched a sweeping new effort in late November to aid the U.S. housing market.
Charlotte has submitted a $422 Million dollar request to the US Council of Mayors -sort of an Infrastructure Wish List,
projects “Ready to Go” to be on top of the in-basket when the new Obama administration looks at infrastructure in January. Included is over $131M for area roads, $200M for transit, $110M funding the Lynx Blue Line and $90 for buses, park and ride lots etc, and more than$75M on water projects, from waste water treatment, to storm water management, lake rehab’s and more-Â if all the projects are funded, it is estimated they would add more than 3500 jobs here in Charlotte. Bank of America announced senior management cuts, “The reductions are designed to eliminate redundancies created as a result of the merger with Merrill Lynch and to reflect the current recessionary environment,†reports the WSJ

Charlotte Updates- Magnet School Deadlines Warm Clothes BOA Jobs Siskey YMCA Panthers Win Again

The deadline for application to kindergarten in 2009- if you are also interested in a Magnet School in Charlotte-Mecklenburg, is December 23
Application for the Magnet program starts January 9 and continues to February 9th- with open houses and schooll visits encouraged during this time. Compare school data at the CMS dashboard. Kindergarten is open to any child turning 5 by August 31.
Using technology for good- starting a group on Facebook, Joe McGrew is collecting cold weather gear for the homeless
folks in Charlotte, NC. He is collecting the warm oats, hats and gloves and elivering them to our shelters- where an estimated 5000 folks come for warmth and to share a meal. Good work Joe! Find out how to donate your old coat, hat or gloves, and where they will be distributed at www.clothecharlotte.com
Bank of America announced Friday that they would be laying of 35000 folks over the next 3 years
as part of their “re-structuring” many of these will be in “duplicate” positions from the Merrill Lynch acquitisiton- only senior level cuts have been announced so far says my BOA connection.
Terry’s Green Award today goes to the Siskey YMCA in Matthews, one of three south Charlotte YMCA’s I regularly visit
is the only area YMCA (that I use- Harris, Ballantyne and Siskey in Matthews)Â that still uses towels, fresh linen towels every day for their customers to mop a brow, and fresh towels on their exercise machines with individual cleaner bottles so each user can clean the machine after every use. The other YMCA’s use a sterilized “handy-wipe” that you can pick up from several locations around the gym. As I cleaned my equipment today, I was glad to have the towel at hand and wondered if I had to walk halfway across the spacious exercise room to pick up a handy-wipe if I’d have bothered… maybe, maybe not.
The main exercise room is huge- I measured (walked it off) at about 160′ long x 45′, or a bit over 7000 sf for treadmills, weight machines, floor space for free exercise, bikes and ellipticals… Plus they have half that again for free weights, in addition to a Quick Fit room and smaller quieter exercise room.

In what could be described as a statement game, the Panthers ran all over the”mighty” Tampa Bay Defense last week, and handed them a humiliating loss… so when yesterday’s game came , and it was first and ten for the Panthers against the playoff bound Denver Broncos, the Broncos put 8 men in the box to stop the formerly VERY predictable Carolina “offense.”
Everyone on defense “knew” that Carolina would run- after all that’s what they do- and Jake’s play action pass completion to Moose Mohammed was the signal that today’s offensive game plan would be different. Pass first to set up the run, no huddle to confuse the defense…
It was a crucial acknowledgment by the Carolina Coaches- good defenses can stop one dimensional teams, and “running teams” only go to the first round of the playoffs.Â
The Carolina Panthers have discovered their offense, and it is something to see. Jake, Steve and Moose haven’t looked this good together in a long time- and with our dynamic duo in the backfield, the Defense can’t cheat… can’t cheat and put 8 men in the box, or 7 guys back, a defensive coordinator’s nightmare… and perfect for a team that finds itself 11-3 and in control of its own destiny all the way to home field advangtage throughout the playoffs.
In two short weeks, an “offense” that frankly was “offensive”- caused by weak and predictable play calling- and the 3 yard pass, became an Offense that went “no huddle”, threw downfield, and quickly scored a touchdown through the air… a team that ran for only 24 yards in the first half and led 20-10, scored again with the big play, scored more than 28 points for the 4th game in a row, and put a VERY Big scare every into coach that will face the Panthers in the next few weeks, long into 2009.tm
