Community Matters ! Longview the Winner in Union County Luxury Homes for Sale

Showing the power and resilience of great communities, The Club at Longview has far outperformed other luxury home communities in Union County, as measured both in return to pre -recession prices, and volume of sales. This is not counting the  substantial success of the Toll Brothers just below $1M in Longview. This review is about the  $1 Million plus market, the luxury and super luxury ($2M+)homes of Union County. This post answers the questions- How’s the market? Where should I buy a home? And if I have one of these to list and sell, what are the headwinds that need to be addressed? Some basic Union County stats, there were 48 home sales over $1M in the last 12 months as of July 26.  The average home sold was 7,010 sf, sold at 196.25/sf for $1,313,365.  They stayed on the market an average 257 days, and sold at 92.9% of list.  Lets compare the communities, and see what rises to the top!

The numbers speak for themselves: The Club at Longview accounts for 27% of total sales and the highest average Sales Price Per square foot.  The average Days on Market is a bit higher, reflecting the higher average Sales Price and the number of competing listings. This is consistent with my experience with buyers and sellers.  I’ve had a handful of clients review all of these top subdivisions, and while they liked many of them, if they could afford it, or they played golf, they typically  wind up at Longview. This demonstrates what developers, quality brokers and savvy clients have known for years- Communities are the rock to build on, they add value from the start, and continue adding value as they mature through the years.   This is what Myers Park looked like a 100 years ago- but with better golf! In the Super Luxury home category- for us that is over $2M , the Club at Longview’s dominance is even greater. In the past year there were 5 homes sold over $2M in Union County, and 4 were in Longview, and 2 of those had Sold Prices per square foot of $333.00, the highest in the area. I think we can add the Club at Longview to Terry’s Top Ten Communities in Charlotte. ( it was already there in the luxury category!)
