Dilworth Home Prices Rise Faster than City Prices
Charlotte’s Love Affair with Arts and Crafts Homes Continues
Dilworth, one of the largest craftsman style home collections on the East Coast, continues to re-vitalize, remodel and thrive, just 5 minutes from Uptown Charlotte
Home prices have risen dramatically in Dilworth in the first 4 months of 2012, either 11 or 16%, depending on how you measure, well above the city of Charlotte’s steady 7% year over year price increase.
Average Price per square foot is up 11% to $229.43 year over year, while the average home price rose from 501,000in 2012 to over 584,000 this year
representing a 16% increase in average price.
The top Quartile sold from $258/sf to $338/sf, healthy numbers indeed!
About 25% of the homes sold in under 10 days on the market, and 35% in under 30 days, so this market is brisk, and the inventory absorption rate?
About 4 months.
My favorite street, McDonald Ave saw one sale at $790,000. If you want to visit on street transforming itself, visit McDonald Avenue.
