If you want to live in or near Charlotte, or close to excellent Charlotte Airport, and want to live in an over 55 community, there aren’t a great number of choices. Del Webb pioneered the active adult lifestyle a generation ago, today, Pulte pulls in many of the same resources to deliver quite a community- Sun City Carolina Lakes is still selling new in their 5 th year.
Did I mention South Carolina has lower taxes? In the summer of 2007, they reduced property taxes statewide so that if you buy a home today, it is roughly .80 /1000, so a $300,000 home has taxes of $2400, +/-, making Sun City Carolina Lakes one of the most affordable active adult communities in the country.
A few months back, re-sales were king, but today, they are literally dropping prices to unheard of levels at the new home center. And they drop more using a Buyer Agent- I’ve evidence from earlier in the year on this.
Their clubhouse is the center of community activity- it has a large fitness center,
indoor pool, work out rooms and meeting rooms.
the smaller photos are thumb nails, just click to enlarge.
They like to think of themeselves as a golf cart community, you can use your cart to shop at the new Harris Teeter or get a beverage, not get in your car if you don’t want to…
HOT Charlotte Neighborhood
We've been telling you about Sedgefield for sometime now, here and here- it's booming.
This past week Sedgefield gained some national recognition on Redfin, listing Sedgefield as a top ten neighborhood in the nation for appreciation.
Those of you who know me, know I put my money down here and moved in October of last year and began remodeling. We compared other Southend local neighborhoods recently, and it stood out again. I've observed it with my own eyes, but I decided to take a...Continue Reading!
If you live in south Charlotte you'd be forgiven for never getting out on the waters of Lake Norman. For one thing, there aren't any public beaches available -- if you want to get out on the water you have to own or rent a boat. I've lived in Charlotte most of my life (since 4th grade minus college and a few years in Raleigh) and have only been out on Lake Norman once -- until yesterday.
Yesterday, I took my...Continue Reading!
How to Avoid the Biggest Mistake?
The Internet has revolutionized the home buying process. There are literally 100's if not 1000's of sites to search for homes online, in your city, in Charlotte, or just about anywhere in the world. Finding the right house for you to call home should be easy, like the printer you bought on Amazon, or the shoes for your birthday. Why Zillow even has commercials telling you it is OK to decide on a home before you...Continue Reading!
What if I told you that the average mortgage file in the U.S. has grown from around 100 pages to almost 500 pages in the last few years?
What if I told you that approximately 30% of real estate transactions nationwide either don’t close or close late… primarily due to mortgage related problems? Well both of the statements above are true, but in spite of that we have customers telling us almost everyday that, “this was the easiest mortgage process I...Continue Reading!
The Queen City is the Heart of the New South
So I’ve heard that Atlanta calls itself the capitol of the New South. Ok, I’ll give them that, but if they are the capitol, then Charlotte NC is the Heart of the New South. We may be a smaller big city, but Charlotte has big city amenities, without most of the big city problems!
What's new in Charlotte? How about Bearden Park (above), the Charlotte Knights stadium and the buzz surrounding the returning Charlotte Hormets.
What is...Continue Reading!
Charlotte-Mecklenburg Schools 2014-15
It is that time of year again, just a short month until school starts back up, a time to look back and forward to the coming year. If you are not from around here, how do you go about choosing a Charlotte school for your child? Few parenting decisions loom larger for your child's future than finding the right school for your child or children.
I've tried to assemble the links and background information you'll need to help you find that fit. My...Continue Reading!
