In most markets we know what number of showings to expect.  After a few weeks, if there aren’t enough showings at the “test the waters” price, that tells us what to do. This works even if you want to sell your home quickly- we can still test the higher price for 14 days and we will know if it is priced right, or too high, and act accordingly. The market tells the truth. We custom tailor the marketing of your home to your best potential buyers. For the last 10 years I’ve  spent 60-70% of my time with Buyers, and this gives me unique insights into their thought processes, and how to market specific property to specific buyers and buyer types.  Often, I know their questions before they do.  

Advantage? McDonald Group! I sold my first million dollars of homes while still in college, more than 30 years ago. I sold them in a month and that was saying something then with townhouses at $40,000 and 2500 sqft single family homes at $110,000. I was pretty sure I’d be a zillionaire by the time I was 23! Low and behold I worked for a less than honest builder and a few months later the subdivision would be shut down. But this experience left me with a life time interest in homes, design and building. I graduated from the Smith School of Business at the University of Maryland and went to work in B2B professional sales and learned how to communicate better. After a few years, I grew restless and partnered with fellow in the building business. I found I had an eye for design and I learned the building trade. I was and am determined to do real estate different – to be there for my clients, to attract buyers in a whole new way, and I created the first version of Charlotte Communities. This would be a place where people could learn about the schools, about the area, and yet be narrated or curated by me – your thoughtful guide to the city of Charlotte. Relocating families and others were immediately attracted. In 2007, I produced the first and still the most viewed video on YouTube for Charlotte called An Introduction to Charlotte. It continues to deliver qualified buyers. Today we have many websites that attract buyers. Charlotte Communities for community oriented stories, design, things to do in the area and community related real estate. TerryMcDonaldRealEsate.com acts as a pure real estate site. We also get a good deal of business from our YouTube Channel, our Facebook page and several other social media outlets.

Our Results

We think of our results in Client centered terms.  We have both Seller and Buyer clients, and as you see below,  we saved them time and money in 2013. In the Charlotte market as a whole, the average Listing sold at 97% of List Price, and in 99 Days on Market. For our Sellers, we couldn’t beat the market price of 97% of List though we tried, but we crushed the Days on Market with an average of 51 Days. 48% Better than average. Why? Because we bring more eyes on your house for sale.  More eyes = More Showings = Quicker Offers.  We have a technological advantage on the local side, plus regional advantages with Wilkinson and Associates, and national and international clients through ERA.  And, on the whole they are more qualified eyes. For Our Buyers, we crushed the 97% Sale to List, at 95.6%, fully 44% better than the average buyer agent.  That translates to about $7500 on  a $500,000 home, $15,000 on a million dollar home. How did we do that?  We aggressively pursued our Clients interests, to buy low! Whenever possible at below market prices.  Each home is unique and sometimes love of home outweighs the price you pay, but left to our own devices, we will be out to save you money every time! We did all of this on good volume, we are the 8th ranked Agent at Wilkinson and Associates our of over 700 Agents.
